It’s a seller’s market: How to prepare your house to get it sold FAST

24 Nov 2014 · Bellator Blogger

After you’ve completed the first step in listing your house – generating a Comparative Market Analysis (CMA) – and have worked with an agent to find out what other homes in the area have sold for, it’s time to figure out how to prepare your home to get sold. If you haven’t read the first step in our “It’s a seller’s market” series, check it out here, then come back to see what’s next!

This week, in our “It’s a seller’s market” series, we’re showing you how to prepare your house to get it sold fast. Anyone in the real estate field will tell you that organizing your home and getting rid of clutter is the easiest and, not to mention, cheapest way to get your home sold fast. The clean, clutter-free, welcoming feeling will attract buyers and show them what your home is really worth – ultimately leading to the top notch price your home deserves. “Getting rid of clutter, organizing your home improvement, home improvement tips, home staging closets, paring down your personal photos and deep-cleaning every inch of your home are all cost-free steps that go a long way to improving your home’s appeal,” says Michele Lerner, blogger.

Other easy fixes, as stated in Lerner’s “What Does It Cost to Sell Your House?” article, would be replacing cabinet knobs and light bulbs to brighten things up and give your home a more modern feel. The best part? Neither of these updates requires heavy spending but they go a long way.

However, if you have a little bit of money to spend, here are a few updates and home improvements you can make:

  1. Update outdated bathrooms – re-glaze outdated tile rather than replacing it, remove grout mold with bleach and water, and replace brass fixtures
  2. Purchase a new mailbox and add shrubbery
  3. Paint your rooms – HGTV suggests that painting gives your home a more fresh, clean look and makes the spaces appear bigger

If you’re willing to go the extra mile and make some higher-cost home improvements in order to get the best return on investment price, try these updates suggested by U.S. News Money and HGTV:

  1. Replace old kitchen appliances and add contemporary ones
  2. Make partial renovations – replace kitchen countertops but keep old cabinets
  3. Remove popcorn ceilings – this isn’t an easy task, but popcorn ceilings are a turn-off for almost all people looking to buy a home

*See HGTV’s “12 Simple Home Staging Tips” or U.S. News Money’s “12 Home Improvements That’ll Boost Your Home’s Selling Price” for more information on the home improvements listed above.

While these are only a few of the many improvement options you have, they are some of the most common, easy and recognizable fixes. You decide which improvements are the best fit for you and your home, and after you’ve completed them, you’ll have your house prepared to be sold in no time.

If you aren’t sure where to start, a real estate agent can guide you through the process. Bellator has agents available near you in the Gulf Coast area, and each agent is experienced and highly skilled at taking your house from listed to SOLD in no time. Contact us to get started.

It’s a seller’s market: Why NOW is a good time to put your house up for sale

10 Nov 2014 · Bellator Blogger

The real estate market is looking like it’s making a comeback after the previous years of economic recession. Now, the market has shifted to become a seller’s market and it’s an ideal time to sell your house and make a profit. A seller’s market signifies that there is high demand for houses but a low supply of houses up for sale. For example, the number of active listings in Daphne, AL dropped by 2.1% from the previous month. There are usually several buyers trying to purchase a specific property, therefore, the price is driven up. In Daphne, the current median listing price is just over $234,000. Ultimately, this means that buyers will have to spend more in order to purchase the home they want and sellers will receive a great price on their home.

Why is it a seller’s market?

  1. Average home prices are on the rise
  2. Housing inventory is at a premium – meaning your house is one of the few available
  3. Mortgage rates are increasing, but they are still at all-time lows
  4. Houses are spending fewer days on the market

All of these points lead to now being the perfect time to list your home and Bellator Real Estate & Development is prepared to walk you through all the steps in doing so. We currently have over 90 REALTORS® in six office locations throughout Lower Alabama. From Saraland, AL to Orange Beach, AL, our agents have the means of spreading the word about your listing over a vast area and range of buyers. Besides local office presence, Bellator has a large web presence to share listing information, consisting of virtual tours, personal listing websites, and social media accounts.

The first step when thinking about selling your house is to find out what it’s worth. You can get this step out of the way by generating a Comparative Mother and children outside home for rent Market Analysis (CMA) for your property. A CMA will help you determine how your house will sell against competitors. It will provide you with the best and highest price that you should sell your home at, in comparison with other homes that are currently listed in your area and homes that were recently sold. After doing this, you should reach out to an agent to help with analyzing the information and to get a solid estimate of what your home is worth.
