Firethorne Subdivision Coming to Fairhope

11 Jan 2015 · Bellator Blogger

firethorne logo Firethorne, soon-to-be 227-lot subdivision, will be located in heart of Fairhope, Alabama, which is arguably the most charming and quaint city in the state. Established right off of Highway 181 near Quail Creek Golf Course, Firethorne will be in close proximity to the Fairhope Intermediate and High Schools, local shops and restaurants, and is only about a ten minute drive (or bike ride, if that’s more your style) to the Fairhope Pier and Fairhope Avenue. The Pier is known as one of the best local spots for fishing and watching the sunsets and Fairhope Avenue is home to many locally-owned restaurants and boutiques. Some of the restaurants the area offers are Panini Pete’s, Heavenly Creations, Market by the Bay and many others. Also within close distance is the Fairhoper’s Community Park and the Public Library. firethorne

The subdivision will house custom homes, with Truland Homes building in the Greenbrier section. Nathan Cox, CEO of Bellator Real Estate & Development and representative of the buyers, states that investors paid $2.37 million for the planned subdivision, comprised of 126 acres. Homes are said to be priced ranging from $300,000 to $500,000, with resort style amenities that will include a clubhouse, pool and ponds.

Originally, “Firethorne” is derived from the name of a hole at Augusta National Golf Course in Augusta, Georgia, which was first named after the Firethorn bush. However, the name takes on a new meaning now, as it is one of the newest master planned communities featuring Truland Homes. In mid-2015 you can expect to see the homes going up for sale – stay tuned for more information as the builders begin the building process.

It’s a seller’s market: How to prepare your house to get it sold FAST

24 Nov 2014 · Bellator Blogger

After you’ve completed the first step in listing your house – generating a Comparative Market Analysis (CMA) – and have worked with an agent to find out what other homes in the area have sold for, it’s time to figure out how to prepare your home to get sold. If you haven’t read the first step in our “It’s a seller’s market” series, check it out here, then come back to see what’s next!

This week, in our “It’s a seller’s market” series, we’re showing you how to prepare your house to get it sold fast. Anyone in the real estate field will tell you that organizing your home and getting rid of clutter is the easiest and, not to mention, cheapest way to get your home sold fast. The clean, clutter-free, welcoming feeling will attract buyers and show them what your home is really worth – ultimately leading to the top notch price your home deserves. “Getting rid of clutter, organizing your home improvement, home improvement tips, home staging closets, paring down your personal photos and deep-cleaning every inch of your home are all cost-free steps that go a long way to improving your home’s appeal,” says Michele Lerner, realtor.com blogger.

Other easy fixes, as stated in Lerner’s “What Does It Cost to Sell Your House?” article, would be replacing cabinet knobs and light bulbs to brighten things up and give your home a more modern feel. The best part? Neither of these updates requires heavy spending but they go a long way.

However, if you have a little bit of money to spend, here are a few updates and home improvements you can make:

  1. Update outdated bathrooms – re-glaze outdated tile rather than replacing it, remove grout mold with bleach and water, and replace brass fixtures
  2. Purchase a new mailbox and add shrubbery
  3. Paint your rooms – HGTV suggests that painting gives your home a more fresh, clean look and makes the spaces appear bigger

If you’re willing to go the extra mile and make some higher-cost home improvements in order to get the best return on investment price, try these updates suggested by U.S. News Money and HGTV:

  1. Replace old kitchen appliances and add contemporary ones
  2. Make partial renovations – replace kitchen countertops but keep old cabinets
  3. Remove popcorn ceilings – this isn’t an easy task, but popcorn ceilings are a turn-off for almost all people looking to buy a home

*See HGTV’s “12 Simple Home Staging Tips” or U.S. News Money’s “12 Home Improvements That’ll Boost Your Home’s Selling Price” for more information on the home improvements listed above.

While these are only a few of the many improvement options you have, they are some of the most common, easy and recognizable fixes. You decide which improvements are the best fit for you and your home, and after you’ve completed them, you’ll have your house prepared to be sold in no time.

If you aren’t sure where to start, a real estate agent can guide you through the process. Bellator has agents available near you in the Gulf Coast area, and each agent is experienced and highly skilled at taking your house from listed to SOLD in no time. Contact us to get started.

Daphne, Fairhope & Foley areas attracting millennials

12 Aug 2014 · Bellator Blogger

Millennials, or the millennial generation, can be defined as the segment of our population ranging 18-34 years old that were born roughly between 1980 and 2000. Oftentimes, millennials are the children of the baby-boomer generation. The millennial generation is also sometimes known as Gen Y or the Net generation, as they were born during the time of numerous technological advances. In many cases, they are seen as financially unstable, due to debt from student loans, low-paying jobs, and unemployment.

A recent article by builderonline.com stated that Daphne, Fairhope, and Foley, Alabama were Millennial homebuyers ranked number four in the list of top ten markets that are attracting millennial buyers. Ranked not far behind three other markets, the Daphne, Fairhope, and Foley areas have increased in closings with millennial buyers by a solid 12.8 percent. Ranked first was Honolulu, Hawaii, which had a 26.6 percent increase in millennial buyers, second was Birmingham, Alabama, with a 23.9 percent spike, and in third place was Palme Bay, Melbourne, and Titusville, Florida, with a 15.7 percent increase.
